*Important:* The holding deposit will be retained if any relevant person (including guarantors) withdraws, fails a Right-to-Rent check, provides false or misleading information, or does not sign the tenancy agreement (or Deed of Guarantee) within 15 calendar days or the mutually agreed deadline.
- **Security Deposit:**
- For annual rent under £50,000: Five weeks' rent.
- For annual rent of £50,000 or more: Six weeks' rent.
*Purpose:* To cover damages or defaults during the tenancy.
- **Unpaid Rent:**
Interest at 3% above the Bank of England Base Rate from the Rent Due Date until payment is received.
*Note:* Interest is only charged after rent is more than 14 days overdue.
- **Lost Keys or Security Devices:**
Tenants are responsible for the actual cost of replacing lost keys or security devices. If lock changes are necessary, costs for locksmith services, new locks, and keys for tenants, landlords, or other authorised persons will be charged. An additional £15 (inc. VAT) per hour applies for labour involved in replacing lost keys or security devices.
- **Variation of Contract:** £50 (inc. VAT) per variation.
*This covers costs related to instructions from the landlord and legal documentation.*
- **Change of Sharer:** £50 (inc. VAT) per new tenant, or actual reasonable costs if higher.
*Includes costs for instructions, tenant referencing, Right-to-Rent checks, deposit registration, and legal documentation.*
- **Early Termination:** If the tenant wishes to end the tenancy early, they will be responsible for the landlord’s re-letting costs and all rent due until the start of the new tenancy.
